Is there new construction in Windermere?

Yes, but it is scarce compared with Davenport or Horizon West. Windermere new construction is usually a custom lot, a teardown and rebuild, or limited infill, not a 200-home tract. Planning entry on this site is $900,000 and up. Confirm live MLS with Ally BeLoat.

What new construction looks like in Windermere

Windermere new construction is usually a custom lot, a teardown and rebuild, or limited infill. It is not a 200-home tract next to a sales center. That sentence is the whole product difference. The Orlando new construction overview already says Windermere and Winter Park new homes are mostly custom or infill. This page is the Windermere process guide. The incorporated town is small. The greater Windermere market is larger: golf-community lots, custom estates, and off-water streets under the oak canopy. Those lines come from the Windermere neighborhood page. Luxury resale and estate due diligence stay on the Windermere luxury homes guide. This page stays on new and custom builds, plus nearby production in Horizon West and Winter Garden when a 2026 roof is the actual goal. You are not picking from eight elevations on a dirt lot. You are buying a lot, hiring a builder (or buying a spec that a custom builder already started), and living through architectural review in some neighborhoods. The calendar is longer. The deposit structure is different. The inspection list includes the lot, not only the drywall. Ally BeLoat of Orange Slice Properties represents you, not the builder. She compares a custom Windermere path with a finished resale and with new product one town over. If the must-have is a 2026 roof and a three-car garage, say so early. The Windermere zip may not be the fastest way to get it. Gotha, Winter Garden, and Horizon West exist for that comparison.

Lot types and how they change the price

The Windermere range published on this site is $500,000 to $10 million and up. Custom new construction planning entry is $900,000 and up. Both are planning ranges. Confirm live MLS. Lot type moves the number as much as the floor plan. A Butler Chain lot, a golf-community lot, and an off-water oak-canopy lot are different assets. Frontage, ski-zone rules, seawall condition, and insurance can move the monthly cost more than bedroom count. That is already on the neighborhood page and the waterfront homes guide. Do not price a custom build off a Horizon West village average. Do not price a non-lakefront lot off a ski-lake asking price. Ally will not let a rendering flatten those differences.

Butler Chain of Lakes frontage: frontage, ski-zone rules, seawall condition, insurance

Windermere sits southwest of Orlando along the Butler Chain of Lakes. Chain frontage is a boating asset, not a decorative pond. Frontage length, ski-zone rules, seawall condition, dock permissions, and insurance belong in the first conversation, not after you fall for a sunset rendering. A custom build on chain frontage adds seawall and dock due diligence to the usual slab and framing review. Insurance quotes should be in hand before you are deep in a builder contract. Canal lots, chain lots, and non-chain ponds are not interchangeable. Ally coordinates specialists rather than treating a lake lot like a suburban resale.

Golf-community lots (Keene's Pointe, Isleworth as named on this site)

Keene's Pointe and Isleworth are named on this site as golf-community locations in the greater Windermere market. Some of those streets are gated as a community feature. Architectural review, golf-course lot premiums, and HOA design rules can shape a custom build as much as the builder's bid. Isleworth, Keene's Pointe, and nearby custom streets do not price like a Horizon West village. Read the architectural guidelines before you buy the lot. A plan that works on a production street may not pass review here. Ally treats those documents as part of lot due diligence.

Off-water streets under the oak canopy

Off-water streets under the oak canopy are a large part of greater Windermere. They are still custom or infill more often than tract. You may get more lot than a 40-foot Horizon West product and a longer path to a 2026 roof. Survey, tree protection, drainage, and setbacks matter. So does whether the lot is septic or sewer, well or city water, on some west Orange edges. Ally uses these streets when the brief is Windermere geography without chain-frontage insurance.

Custom build vs buying a new spec home nearby

A custom Windermere build buys control over the plan and the lot. It costs time and a higher planning entry. A new spec in Horizon West or Winter Garden 34787 buys a finished or near-finished production home with a sales-center process. Those are valid paths. They are not the same path. Planning entry points already on this site: Winter Garden and 34787 about $450,000, Horizon West about $520,000, Windermere custom $900,000 and up. Confirm live MLS. The luxury realtor page and the neighborhood page are the resale companions. This section is only the new-build fork.

Horizon West villages (Bridgewater, Lakeside Village, Hickory Nut, Ovation, Seidel, Hamlin)

Horizon West is Orange County's large-scale village map. Bridgewater, Lakeside Village, Hickory Nut, Ovation, Seidel, and Hamlin are the village names already used on this site. New homes there are production volume with CDDs and village amenity packs. That is the opposite of a Windermere custom lot. If the goal is a 2025 or 2026 roof, a loft, and a predictable builder calendar, Horizon West will show more of that in a weekend. Model the CDD. Time SR 429 and Hamlin on a Tuesday, not only a Saturday noon. Start on the Horizon West neighborhood page.

Winter Garden 34787

Winter Garden new construction often sits west of historic Plant Street, toward Horizon West, SR 429, and zip 34787. New homes for sale in 34787 often mean a short drive to downtown Winter Garden, not a walk to Garden Theatre. That split is already on the metro new-construction guide. Use Winter Garden when you want a newer roof and still want Plant Street in the weekly orbit. Use the Winter Garden neighborhood page for downtown versus west-side context. Ally will not let a 34787 spec stand in for a Windermere oak-canopy lot, or the reverse.

Windermere custom vs Horizon West vs Winter Garden new construction

Read the table as planning context. Then confirm live inventory. Custom Windermere is lot-driven. Horizon West is village-driven. Winter Garden 34787 is often production west of Plant Street.

Costs to model: all-in monthly with HOA and CDD, insurance on lakefront

The all-in monthly number includes principal, interest, tax, insurance, HOA, and CDD when a district exists. Horizon West new construction often stacks a CDD on top of an HOA. Windermere custom lots may or may not sit in a CDD. Do not assume the Windermere payment looks like a village worksheet. Lakefront insurance is its own line. Frontage, seawall, dock, and the structure all feed the quote. Get the quote before you are locked into a builder contract. The waterfront guide exists because a chain lot is not a community pond. A custom plan with impact glass and a new roof can still price differently once the carrier sees the water and the seawall age. HOA architectural review has a cost in time and in plan changes. Budget for that. A custom bid that ignores review comments is an incomplete bid. Ally would rather you model a slower calendar than sign a deposit you cannot unwind. If a nearby Winter Garden or Horizon West spec is the backup for a fixed move date, model that payment in the same week so the custom path is a choice, not a stall.

Working with builders while represented

A custom builder has a process. You still want your own agent. Ally BeLoat represents the buyer. She reviews deposit terms, draw schedules, change-order language, and completion dates. She does not work for the builder's sales office. On a production spec in Horizon West or Winter Garden, the same rule holds: walk the model, then let Ally read the addenda. Incentives belong in writing. Independent inspections still happen on a spec home. Builder warranties cover defined items for defined periods. A rate buydown still has to beat a resale after HOA and CDD. On a Windermere custom lot, representation also means lot due diligence: survey, setbacks, seawall and dock on water, HOA architectural packets, and whether the lot can actually hold the plan you were shown. The luxury realtor Orlando page covers upper-tier representation. This page is the new-build version of that relationship. Ally will say when a finished Windermere resale, or a Gotha lot, is the cleaner path to the date you need keys. Windermere new build checklist

Use this list on a custom lot, a teardown, or a nearby spec you are using as a comparison. It is a process list. It does not rank streets or builders.
  • Order a survey and complete lot due diligence before you treat a rendering as a lot you can build
  • On lakefront, inspect the seawall and dock and confirm ski-zone and lift rules
  • Get an insurance quote before you are deep in a builder contract
  • Read HOA architectural review rules and timelines before you buy the lot
  • Review builder deposit terms, including what is refundable and how draws work
  • Confirm the completion date as a range and keep a resale or nearby spec backup if your move date is fixed
