About Celebration
Celebration is the New Urbanist town The Walt Disney Company planned in Osceola County in the mid-1990s, a few miles from Walt Disney World. It is not a theme-park neighborhood and it is not still run by Disney day to day. Disney sold the residential development in 2004. What remains is the master plan: a compact Town Center on Market Street, front-porch streets, rear-loaded garages in the original villages, and architectural rules that keep Colonial Revival, Victorian, Coastal, Mediterranean, and Arts and Crafts streetscapes consistent.
The community sits on roughly 10,000 acres and is organized into named villages, including Main Village / Town Center, North, South, East, and West Villages, plus later phases such as Artisan Park, Aquila Reserve, and Island Village. Housing is a real mix: town-center condominiums, townhomes, and single-family homes, including larger custom product in later villages. Because Celebration is largely built out, most buyers are shopping resale, not a production-builder trailer.
Ally BeLoat of Orange Slice Properties works this corridor from the brokerage office at 1420 Celebration Blvd STE 200, Kissimmee, FL 34747, on the west Osceola / Celebration edge. That is useful when you are comparing Celebration proper with Reunion, ChampionsGate, and the 34747 resort belt. Celebration is its own product: you are buying a planned town with layered association documents, not a generic Disney-area subdivision.
Walkability is concentrated. Streets nearest Market Street, Lakeside Park, and the Town Center condos function like a small downtown. Outer villages feel quieter and more suburban. Do not assume every Celebration address is a car-optional lifestyle. Tour at dinner time if Market Street access is the reason you are here.
