Waterford Lakes in east Orlando is a 1990s-2000s master-planned area organized around Waterford Lakes Town Center and access to UCF, SR 408, and 417. It is one of the more complete "live near retail and the university" products in Orange County.
Housing is mostly established single-family homes and townhomes, often $300,000 to $650,000 depending on updates and lot. You get mature trees in some pods and more HOA structure than a random 1970s subdivision.
UCF and Research Park employment support rental demand. Primary-home buyers should still inspect roofs, plumbing, and HOA rules rather than assume "established" means turnkey.
