About Osceola County Real Estate
Osceola County sits directly south of Orange County and pairs some of Central Florida's more attainable price points with premium resort communities near Walt Disney World. Kissimmee, St. Cloud, Celebration, Davenport's Osceola edge, Reunion, Storey Lake, and ChampionsGate each play a different role: small-town lake living, themed planned community, or short-term rental corridor.
Investors look here because visitor demand is structural, not seasonal marketing. Primary-home buyers look here for newer floor plans, lower entry prices than west Orange, and I-4 or 417 access. Osceola's property tax millage is often compared favorably with Orange County, but insurance, HOA rental rules, and CDD fees can erase that gap if you do not underwrite them.
Celebration (Disney's original planned town) remains a unique architectural product with its own HOA culture. St. Cloud offers East Lake Tohopekaliga access and a more traditional downtown. Davenport and the US-27 corridor continue to add production homes. Ally BeLoat sorts legal short-term rental status from brochure language before you buy a 'vacation home' that cannot legally operate that way.
July 2026 metro stats still apply as context, but Osceola days-on-market and concessions can run higher in investor-heavy pods. Tour on a Saturday if guest traffic will affect how you live.
